So . . . by chance does anyone want to buy a condo in South Beach? i.e. mine. I am working with a new Realtor now, and things are looking hopeful, but meanwhile, the clock is ticking and May's right around the corner. Sigh, I need some luck, pronto!
I really would rather not use the forum for this purpose, but I figure the more eyeballs who see my place, the better. Hope that's okay :o

Well, I sure try!!!
We do have some pretty killer days though during hurricane season. I don't go out there then. Too much testosterone for me.
It's mostly knee-high wind chop here much of the time (the Bahamas blocks us this far south), but really I just enjoy being in the water.

Not as much as it used to. :( Damn economy!!!
They're telling me the low $200's is the realistic selling point now, whereas a little over a year ago I could have sold my place for closer to $280k.

I paid under that. I'm still looking at a profit. Not everyone can say that in this market. I could have had a small house somewhere else for the same price, I suppose. But then I would have lived in a small town nowhere near the beach.
Damn shame I didn't sell last year before the market plummeted and it was worth almost double what I bought for. Shoulda, coulda, woulda . . . Ain't no turnin' back, but whatever, I've had a great life here in the meantime. I'm ready to G-O!

I'm annoyed. The Realtor finally sent me the link to the new MLS listing under her name/company.
She wrote "recieved" in the MLS listing and didn't use any photos. On MY listing, of all listings, there are no photos. :mad: (If you know me at all, you'll understand this) She said she'll add them later, but, I can't help but be annoyed. In my experience, people more or less ignore listings with no photos.
I can't stand it when people don't spell things right or proofread (at the very least, use the spell check function!), especially in business documents.

(grrr) My Realtor's in some class all day and won't do anything until 6pm, despite the fact that she had all of this info/pix/etc last week Thursday. It's driving me nuts. have you posted anything on it on craigslist? what about some real estate forums or a Miami forum--- something like that on your own might be helpful. not sure though. i just watch HgTV- dont really live that lifestyle.

Here, at least, it takes several days for new listings to have pictures accompanying them.
I would drive by, if I could, more often than not I would just make an appointment to see the place if it was the size/age/area I wanted without ever seeing a photo online.

Remember, this is a condo, so a drive-by doesn't tell you very much about it.
I have an offer on the table, a contract sent out, but the guy didn't formally submit it yet, because he left for a week's vacation in Hawaii.
Hurry up and wait is the name of the game here.
In the meantime, I'm still accepting offers since officially, I have nothing signed from the potential buyer. I have all my paperwork in order though, so if and when, there should be no hold-ups on this end.
I'm just impatient (!) and ready to do this thing already.
After Langerado, I really have no reason to stay down here in South Florida. I don't have some great job or anything. Just my life here, and even that's getting packed up in boxes. As the time gets closer, it is becoming a little bittersweet, like awww, I'm really leaving this little tourist town I've called home for a decade? Man.
But still, it's time. I'm ready. Let's do the damn thing!

I've just put my mom's townhouse for rent on craigslist.
people are living in dreamland if they think they are going to get even a decent place for $200-$500 with 2 bd/2 ba with a garage. geez people wake up and see you cant even get a decent apartment under $600 in this area.

nothings guaranteed in investments. just save your pennies, find a good credit union n get the best interest rate u can.
save your gamblin for the casino!
i have friends who all jumped on the bandwagon here to make quick buck. almost did it myself but now im glad i didnt cuz they all are lookin for new jobs

It's not up to me, right now, however. :o Quick Sale, baby, cuz the market SUCKS!
